Few people realize that a “stick built” (typical 2×6 framing) home is usually constructed by using panelized construction methods. Panelizing involves making many identical sections and putting them together to form a wall, for instance. Often times, panelized housing is confused with other types of housing construction.
After the foundation is prepared for a stick built home the first floor is constructed. The usual process is to then build a section/panel of the first floor wall with studding, upper and lower plates and exterior sheathing. This panel is then placed into position and the next panel is constructed in the same way and placed into position and so forth until the first floor walls are complete. The advantages of panelized construction are reduced waste, protection of materials from outdoor elements and increased efficiency gained in factory production. When an item is built repetitively in a controlled environment the process is generally more efficient than when it is created once on-site.
Panelized housing delivers a stick built product in an automated fashion. A wide range of products exist within the industry, varying from stress skin, pre-built wall panels, to standard conventional framing of pre-built walls, all built within climate controlled conditions (i.e. indoors).
Both the builder and the homebuyer realize the advantages and benefits of panelized construction. The homeowner benefits from a quicker move-in date, minimal warping caused by moisture, and cost savings through decreased waste and misappropriation. The homeowner also has assurance of a product built to closer tolerances. Homes may be built from standard plans or customized. Optional features including window systems, siding systems, shingles and a wide variety of other components can be selected for either standard or custom designs.
